No One Want's To See My WNY Home! What Should I Do About It?

In this situation you should really consider revisiting the price of your WNY Home and the marketing you’re Realtor is doing. My question to you is, Have you and your agent visited similar homes in your area to see what your "competition" looks like and how it’s priced? That is a great way to judge how your home compares to other similar homes on the market. In a buyer’s market, you have to stand out above the rest to get showings.
 Other things that would help (if you don't have them already) are lots of photos and a virtual tour. Most home hunters won't even click a link unless it has photos, and a Virtual Tour is an added plus.

  • ·         Pictures are worth a thousand words. Any house you sale is worth a roll of film. So take pictures of the front, back, and any details of interest. Nooks, crannies, a unique floor or stairwell are all details that can help sell the home.
If your home is over-priced the buyers wouldn’t even know that your home exist because your price range is not on their radar nor is it on their agents radar. See you have to know how the MLS works. Whenever a WNY/Buffalo NY Home buyer is searching for their particular price range and if your home is overpriced home buyers may never see your home.  I personally do not show my clients any home that is overpriced and lots of other Realtor feel the same way.
The question you need to ask yourself! Is your house priced right, move in ready and being marketed heavily especially on the internet?   If so how does your house match up with comparable solds.  With that being said Let me dismiss some myths of selling a WNY Home

Myth No.1: Once built, it will sell itself
The reality is, nothing sells itself
Your competition is better than you think
You have to work to get the word out
Once you have the idea/product, the real work begins you have to plan how you sell, to whom and how to improve the process.

Myth NO.:2 Put a for sale sign in the yard and it will sell
The reality is, while a for sale sign can help to let people
Know that your home is on the market it is only one step not every home-buyer drives down your street. Refer to selling beyond the for sale sign

Myth No.:3 A salesperson will sell your house
An Agent, who puts a sign in your yard, puts your home in the MLS (Multiple Listing Services) shows your house a few times and hopes. Someone who gets 20-25 new calls a month will sale your home.

One of the first steps in your marketing plan involves finding an agent who will best represent you. When interviewing agents, test and compare their knowledge and ask each to demonstrate how they will market your home to buyers. Also compare how much money each spends on advertising the homes s/he lists, in what media (newspaper, magazine, etc.) and the effectiveness of one medium over the other. Remember, it's not just how much they spend, but how they spend it.
