Why Should I Sign A Buyers Agreement With A WNY Real Estate Agent?

I can't tell you the number of times I have had a WNY Buyer come to me and tell me they want to work with me but they have to wait until next month because they signed an agreement with another agent they no longer want to work with.
I personally do not ask someone to sign an agreement when I first begin working with them. I do not like to obligate anyone to an agreement if they are not comfortable working with me.  I want my client to get to know all the duties that I will perform for them beforehand and that way they will see that I’m worthy. I believe if you have an agent you like, sign the form. If you change your mind you cancel the agreement and hire a different agent but in a lot of cases that is not the case because some agents don’t share my beliefs.  
I let my buyers know just how much as your agent I am committed to doing whatever it takes to find you the ideal home. If it takes endless hours of searching the MLS, previewing houses, and working with other agents – my commitment is to give you 100% effort until we find you the perfect home at the right price. I am totally committed to helping you make the move and become a new homeowner in as stress-free and easy of a manner as is professionally possible. I will act as your guide, your consultant, and your trusted adviser. If I feel something is not in your best interest I will suggest other options. If together we find a home you really like and want but I feel it’s not in your best interests, I will honestly advise you to walk away – if necessary.
The bottom line is I am totally committed to our relationship and helping you every step of the way – regardless. Your best interests are my first and top priority and together we can accomplish your goals. Together, with a little hard work, we can help you find the perfect home at the right price and make it a smooth easy process for you to become a proud new homeowner.
If your relationship is not working with your agent then ask the broker/agent if she/he will release you from the contract if you find that the relationship is not a good fit for you or vice versa. While agents are not bound to release you, if they won't agree to this upfront, don't sign the agreement with them. Professionals give personal guarantees that the customer will be satisfied. If an agent can't give you that guarantee, the agent does not deserve your business.

Unfortunately, a lot of buyers do not realize the amount of effort and work that is put into helping a buyer selects a house, and then to have them go to another Realtor to place the offer.... that can be very hurting to an agent who’s done all the hard work.
If an agent is doing their job correctly and looking out for the home buyer’s best interest then there should be no sound reason why homebuyers would want to work with another agent.
 In conclusion remember that in this Agent/Buyer relationship we are forming a team and committing to each other. We both understand each others needs and have only one goal – to help you find the perfect home at the right price.
When my WNY clients make this commitment to our relationship I am empowered to commit all of our resources to the accomplishment of their goals. I personally tell my client if for some reason I’m not fulfilling this goal you can fire me and tear up the agreement. And yes that is writing.
